EIFS, also called synthetic stucco, holds up nicely when you stay on top of it. One word does most of the heavy lifting: moisture. Keep water out of the system and the wall can run for decades. Let it in, and the trouble starts behind the finish, right where you cannot see it.
Good news? The upkeep is simple. Most of it is just looking and sealing, nothing fancy. A short check twice a year catches the small stuff while it is still cheap to deal with.
Start at the seams. Windows, doors, roof lines, those are where EIFS springs a leak first. Take a look at the caulk and sealant in the joints. Cracked, dried out, peeling away from the surface? Replace it before the next real downpour.
Then scan the finish itself. Hairline cracks, little chips, any spot that gives when you press it. Tiny now, sure, but they are open doors for water. Routine EIFS maintenance seals those gaps shut before moisture can work its way in.
Keep water moving away from the house. Clear the gutters so runoff does not sheet down the wall. Point the sprinklers somewhere else. Trim back plants that pin damp air against the surface. Little habits, real payoff.

Do not skip the low areas near the foundation. Splashback and standing water tend to go after the bottom of a wall first. A quick glance down there can catch a problem while it is still small.
And to be clear, maintenance is a one-time visit when you need it, not some lifelong contract. You call when something looks off, or when it is time for a seasonal once-over. The whole point is fixing small issues before they grow teeth.
It helps to jot down what you check. The date. The spots you sealed. Anything that looked a little funny. Next season that list tells you what to keep an eye on and whether something is getting worse. Two minutes of writing, and every check after goes faster.
The math really is not complicated. A tube of sealant and an afternoon? Cheap. A rotted wall and new framing? Not cheap. Staying ahead of the moisture is pretty much the whole game with EIFS.
